Terms of Use

Terms governing visitors, seniors, families, delegates, providers and other marketplace participants.

These Terms apply to the website, mobile experiences, accounts, search and comparison tools, messaging, tour scheduling, reservation requests, payments, reviews, concierge services, provider tools and related services that link to them.

By accessing or using the Platform, creating an account, submitting a listing, requesting a tour or reservation, or purchasing a service, you agree to these Terms and the policies incorporated by reference. If you do not agree, do not use the Platform.

Additional terms may apply to a specific transaction, provider, country, payment service, promotion or concierge engagement. If additional terms conflict with these Terms, the more specific terms control for that matter, subject to mandatory law.

You must be at least 18 years old and legally able to enter a binding agreement. A provider user must have authority to bind the listed organization.

If you act for an older adult, family member, resident, legal representative, employer, hospital, care coordinator or other person, you represent that you have the authority and all required consents to act, communicate and share information on that person’s behalf.

The Platform may request proof of identity, authority, age, licensure, ownership, insurance, accreditation or other eligibility evidence.

The Platform is a technology marketplace that helps users discover, compare, communicate with, tour, request, reserve or transition into participating housing and senior-living options. Unless expressly stated in a separate signed agreement, the Platform does not own, operate, manage, license, inspect continuously or control a provider’s property or care services.

Providers are independent businesses or property operators. A provider—not the Platform—decides housing eligibility, availability, admission, clinical suitability, service plans, resident agreements and delivery of housing or care.

A verified badge confirms only the specific evidence reviewed as of the displayed date. It is not accreditation, government approval, a warranty of quality, a guarantee of availability or a determination that a provider is suitable for any person.

Instant Reserve may be offered only for eligible hospitality-style or independent-living inventory where lawful and operationally appropriate.

Request to Reserve allows a provider to review availability, identity, age eligibility, tenancy requirements and other lawful criteria before acceptance.

Guided Admission applies to assisted living, memory care, continuing-care/life-plan communities and other services requiring assessment, capacity review, financial qualification, service planning or licensed approval. A Guided Admission request is not a confirmed admission or clinical determination.

The Platform does not provide medical advice, diagnose conditions, prescribe treatment, determine level of care, guarantee admission or replace a licensed healthcare professional, emergency service, adult-protective service or legal adviser.

Do not use the Platform for emergencies. If a person may be in immediate danger or needs urgent medical attention, contact local emergency services or the appropriate local authority.

Do not upload medical records or sensitive health information unless a designated secure workflow specifically requests it and explains the applicable privacy terms.

Provide accurate, current and complete account information; keep credentials confidential; use multi-factor authentication when offered; and notify us promptly of suspected unauthorized access.

You are responsible for activity conducted through your account, except to the extent caused by our failure to apply legally required safeguards. Shared credentials are prohibited.

We may use identity, device, fraud and security checks proportionate to risk and applicable law.

Search results may consider location, price, availability, property type, verified status, accessibility attributes, stated preferences, response time, listing quality, reviews and other disclosed factors. Sponsored placement, if offered, will be labeled.

Search order is not a clinical recommendation, fiduciary recommendation, appraisal or guarantee. Users must independently evaluate providers, contracts, licenses, insurance, inspection records, accessibility and suitability.

Prices, availability, amenities, services, laws and provider status may change. Providers must update listings, but users should verify material terms before commitment.

A request, inquiry, saved listing or tour does not create a reservation or residency agreement. Confirmation occurs only through the stated Platform workflow or a provider agreement.

The provider’s lease, residency, admission, house rules, service plan, cancellation terms and other contract may apply in addition to these Terms.

The Platform may facilitate communications, deposits or payments but is not a party to a provider-resident agreement unless the checkout or contract expressly states otherwise.

Checkout and proposals should separately identify base housing, mandatory provider fees, optional services, care charges, taxes, deposits, Platform fees and third-party costs. Unknown care costs should be labeled as assessment-dependent.

Provider-paid subscriptions, transaction fees, fixed administration fees, verification fees and enterprise fees may apply under a separate provider agreement. Clinical-care charges are excluded from the Platform commission base unless expressly lawful and contractually approved.

Payments may be processed by licensed third-party providers. Users authorize applicable charges and must provide a valid payment method. Taxes, currency conversion, chargebacks and payout timing may be governed by the payment provider and local law.

Cancellation and refund terms must be disclosed before payment. Provider-specific terms may apply, but they may not waive mandatory consumer rights.

Contact the provider and Platform promptly regarding inaccurate charges, cancellation issues, safety concerns or service failures. We may request supporting information and may pause disbursement where permitted.

Refund decisions do not determine clinical responsibility, tenancy rights, insurance coverage or legal liability.

A user may invite family members or advisers to a private workspace. The inviter controls initial access and must invite only authorized persons.

Delegates must respect confidentiality, capacity, guardianship, power-of-attorney, substitute-decision-making and consent requirements. The Platform may restrict access when authority is disputed.

A family vote, comment or shortlist is advisory and does not replace the older adult’s rights or a legally authorized representative’s decision.

You consent to receive transactional electronic communications relating to accounts, security, inquiries, tours, reservations, applications, payments and policy changes. Marketing consent is separate where required and may be withdrawn.

Providers must use Platform communications professionally, protect personal information and avoid unlawful steering, pressure, discriminatory statements or unsupported clinical claims.

Electronic signatures and records may be used where legally recognized. You may request an accessible or paper alternative when available.

Reviews must reflect a genuine, first-hand tour, stay, transaction or move-in experience and must not be fake, purchased, coordinated, misleading, retaliatory or submitted under an undisclosed material relationship.

We may verify experience, screen conflicts, label incentives, moderate unlawful or policy-violating content, and preserve negative reviews that express honest opinions.

Do not post confidential health information, government identifiers, private addresses, defamatory statements, threats, discriminatory content or content that violates another person’s rights.

You retain ownership of content you submit. You grant the Platform a worldwide, non-exclusive, royalty-free license to host, store, reproduce, format, translate, display and distribute that content only as needed to operate, secure, improve and promote the Platform, subject to privacy settings and applicable law.

You represent that you have the necessary rights and consents, including for photographs, resident stories, trademarks and third-party personal information.

You may request removal, but we may retain records where required for transactions, safety, fraud prevention, legal claims or compliance.

You must not:

  • Misrepresent identity, authority, licensure, ownership, availability, accessibility, pricing, services or provider status.
  • Discriminate unlawfully, steer users based on protected characteristics or retaliate against complaints or reviews.
  • Submit fake reviews, manipulate rankings, incentivize only positive feedback or suppress honest negative reviews.
  • Circumvent disclosed Platform fees or move transactions off-platform in violation of a provider agreement.
  • Upload malware, scrape personal data, probe security, misuse automated systems or interfere with Platform operation.
  • Collect, disclose or exploit health, disability, financial or identity data beyond the authorized purpose.
  • Harass, threaten, exploit, defraud or endanger an older adult, resident, family member, provider employee or other user.

Users and providers must comply with applicable fair-housing, human-rights, consumer-protection and anti-discrimination laws. Lawful age-restricted housing criteria must be documented and applied consistently. Providers must not use protected characteristics, disability, family status, national origin, religion, sex or other protected status for unlawful exclusion, differential pricing, steering or service restrictions. Accommodation requests must be evaluated promptly under applicable law. Accessibility information must describe specific features rather than make unsupported blanket claims.

The Platform may link to or integrate maps, payment processors, identity verification, communication tools, analytics, relocation services, transportation, real estate, immigration, insurance or other third parties. Third parties operate under their own terms and privacy notices. Inclusion does not guarantee quality, licensing, availability or suitability. Users should evaluate third parties independently.

The Platform, software, selection and arrangement of content, branding and related materials are protected by intellectual-property laws. Except as allowed by law, you may not copy, scrape, reverse engineer, create confusingly similar services or use Platform data to train competing systems without written permission. Provider names and marks belong to their owners. Claimed infringement may be reported to the legal contact published at launch with sufficient identification and supporting information.

We may warn, restrict, suspend, de-rank, remove listings, withhold badges, require remediation or terminate access for risk, nonpayment, inaccurate information, expired credentials, complaints, discrimination, fraud, safety incidents or policy violations. Except where immediate action is needed for safety, security, fraud, legal compliance or evidence preservation, providers will receive notice of material enforcement and an opportunity to respond.

To the maximum extent permitted by law, the Platform is provided on an “as available” basis. We do not warrant uninterrupted operation, error-free listings, provider performance, availability, admission, outcomes, safety or fitness for a particular purpose.

Nothing in these Terms excludes warranties, guarantees or remedies that cannot lawfully be excluded. Jurisdiction-specific mandatory consumer rights control.

To the maximum extent permitted by law, the Platform and its affiliates will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages, loss of profits, loss of data or loss of opportunity arising from use of the Platform.

An aggregate liability cap will be inserted only after counsel confirms the operating entity, insurance, transaction model and local enforceability. This limitation does not apply where prohibited, including liability that cannot be limited for fraud, willful misconduct, personal injury or mandatory consumer rights.

Providers and business users agree, to the extent permitted by law and under their separate agreement, to defend and indemnify the Platform from third-party claims arising from their listings, facilities, services, contracts, personnel, unlawful discrimination, regulatory violations, content or breach of these Terms.

Consumer indemnity obligations, if any, are limited to claims caused by the consumer’s unlawful conduct, fraud or intentional violation and remain subject to mandatory law.

The final publication will identify the contracting entity, governing law, forum and any arbitration terms approved for each launch market. Until approved, the following neutral rule applies: disputes are governed by the mandatory law and competent forum applicable to the user and transaction; no provision limits a non-waivable consumer right.

Before formal proceedings, users are encouraged to contact the dispute channel published at launch so the parties may attempt good-faith resolution. Urgent safety, injunctive, regulatory and small-claims remedies remain available where applicable.

We may update these Terms to reflect services, risks or law. Material changes will be announced by reasonable notice and will apply prospectively unless law requires otherwise.
